PEM currently provides a comprehensive range of Facility Investment Support Services to the company’s prime contractor in support of over 10 contracts nationwide at various Army and Navy Reserve Centers. These contracts include more than 200 buildings and over 3 million square feet of space across 18 states.
PEM conducts detailed equipment inventory validations for each facility. Comprehensive master inventories are developed from contract files to identify changes during site validation work and during contract execution to track performance and ongoing scheduling. PEM developed comprehensive annual schedules that outline the required Preventative Maintenance (PM), certifications, and necessary filter change frequencies, develop PM Programs and support Service Calls on HVAC, Plumbing, Electrical, Weight Handling, Fire Life Safety, Architectural/Structural, Kitchen, and Vertical Transportation Equipment. We develop PM checklists based on an economical approach, manufacturers’ recommended procedures, OEM standards, and maintenance required to satisfy equipment warranties. PEM develops specialized procedures and schedules for Inspection, Testing, and Certifications on boilers/UPVs, backflow preventers, elevators, weight handling equipment, and fire and life safety systems.
PEM works with technicians and subcontractors to ensure service calls are being completed in a timely and cost effective manner. Service calls include Emergency, Urgent, and Routine calls. PEM coordinates seasonal start-up and shutdown to HVAC systems, to ensure HVAC systems are prepared and activated at the start of each season and deactivated and preserved at the end of each season, and provide and implement a HVAC Water Testing and Treatment Program to ensure optimum equipment operation and to maximize useful life.
